The ground under Strathmore

East of Calgary the land flattens and dries. Strathmore has no river valley cutting through it and no foothills relief — it is level prairie on clay-rich glacial till, and the moisture regime that drives foundation movement here is seasonal rather than fluvial. This is the drier end of our radius, and the clay behaves accordingly: it takes up water and swells, then shrinks hard through a dry summer. That annual swing is what racks shop doors and lifts one corner of a slab.

Irrigation makes it less predictable than open prairie sounds. Strathmore is the headquarters of the Western Irrigation District, and the canal and lateral network dating back to the Canadian Pacific's irrigation scheme runs through the farmland right around the town. A yard site near a canal, a lateral or an irrigated quarter can carry a local moisture regime with very little to do with rainfall — reliably wet through the irrigation season, dry outside it. That is worth raising at the quoting stage rather than discovering afterwards.

Uplift also matters as much as bearing here. Light buildings with large roofs — most of what gets built out this way — are loaded upward by wind and upward again by swelling clay. A helical pile resists load in both directions through the same connection. A pad footing resists one.

What gets built here

Strathmore and the surrounding Wheatland County build differently from a Calgary suburb. The recurring jobs are post-frame shops on acreages, machine and implement storage, livestock shelters, grain bin pads and yard-site expansion. Many of these structures are unheated and seasonally occupied, so the ground directly beneath them freezes every winter — the exact condition in which a shallow pad or a thickened-edge slab is most likely to be lifted.

In town it is the usual residential mix: decks, detached garages and additions through the newer subdivisions, plus light commercial along the Trans-Canada corridor. Grain bin pads are worth flagging on their own — full, a bin is a heavy concentrated load; empty, it is a light structure with an enormous sail area, and the foundation has to suit both states.
